Dear Members

I am pleased to announce that Doyle Hughes Development, LLC is now a member of your organization. We are very excited to continue our work in your city with our newest project Parkside at Lebanon. We are dedicated to bringing the finest developments and housing to your area and will work to continue our high standards in your community. We are looking forward to promoting the historical feel and health of your downtown business district.

Parkside is located on 275 acres on the north side of Highway 63 approximately 1.5 miles west of downtown. Working with the city staff and our design team we have produced a design that conforms with the city’s Main Street Vision study. Parkside will offer a wide variety of housing option for seniors, first time home buyers and custom home buyers. Homes are priced starting in the $300,000s to over $1,000,000.

Our design maintains almost 30% of the property in parks, amenities, fishing ponds and green spaces. This will provide protection for the streams and preserve an important watershed. We will also be doing six million dollars in much needed improvements to Highway 63. This will include widening the road to three lanes with a ¾ miles of center turn lanes and two traffic lights. Ohio Department of Transportation has indicated they will support lowering the speed limit by 10 mile per hour. We have specifically limited our design to only five out-parcel of which will one be a doctor’s office. We anticipate the other users will focus on services to our Parkside residents. Plans include a trolly with services targeting our senior residence for trips to church and to your downtown businesses.

I have attached a copy of our presentation for your review and would like to invite you to give your support at our zoning hearing this coming Tuesday (Jan. 25th) evening at 7pm at the Lebanon city hall. Please feel free to contact me with any questions of concerns.
